Elleven, Downtown's First New Residential High-rise in Decades, Now Underway

LOS ANGELES - November 15, 2004 - Doctors, lawyers, pharmacists, auto dealers, jewelers and detectives plunked down $10,000 each on Nov. 6-7 to nail a spot at Elleven, the first new ground-up condos available in downtown Los Angeles in more than 20 years. Eighty percent of the South Park units (140) were reserved at a value of $80 million in just 14 hours.

“More than 2,000 people joined our interest list in the four weeks after we announced groundbreaking of the building. While we certainly had high expectations, we’re still astounded by the numbers,” says Tom Cody of The South Group, Elleven’s developer.

Elleven (located at 1111 S. Grand Avenue and scheduled to be completed by early 2006) is the first of three buildings planned. When complete, the project will deliver 700-750 new homes. “We have much more product available, and on schedule,” says Cody. (Phase II, which will break ground in April 2005, will add an additional 236 units, and Phase III another 300 to 350.)

“We’ve been extremely optimistic,” said Mike Pfeiffer, executive director of South Park Stakeholders Group, “but we’re floored at this response.” The group is forming a Business Improvement District that will focus $900,000 in property owner investment for South Park’s safety and maintenance services, including car and bike safety patrols, sidewalk cleaning, trash and graffiti removal, and more. “We knew this community was coming together and this is proof that momentum is building – and fast,” he added.

Developed by The South Group, a joint venture of Portland, Oregon’s renowned urban innovators Williams & Dame Development and Gerding/Edlen Development Company, LLC, Elleven is part of The South Group’s overall vision for developing several thousand residential living spaces and associated ground floor retail space in South Park.

Pioneer buyers were as diverse as the city, said Cody. “For example, the 50-year-old detective with the LAPD who is five years from retirement but fed-up with commuting from his home an hour and a half away. He’ll live in Elleven during the week, and it will become his full time residence when he retires. One young couple currently lives nearby in an older loft development and work nearby as well, but were enticed by the amenities we offer. A couple in their early 60s flew in from Las Vegas, eager for the opportunity to move to a new and vibrant downtown Los Angeles. This group could be a precursor for the new face of downtown.”

Elleven will encompass 400,000 square feet of housing, parking and retail in a 13-story tower. It will house 176 “softloft” studios, one and two bedroom and penthouse units, plus four two-story live/work townhomes. Sizes will range from 770- to 3,100-square feet, with prices ranging from the $300,000’s to over $1 million.

With the construction of Elleven, The South Group, a national leader in environmentally responsible design, also delivers to Los Angeles its first downtown residential building to be certified by the U.S. Green Building Council (USGBC) for Leadership in Energy and Environmental Design (LEED). It will offer smart buyers sustainable elements that include an abundant use of natural light, use of low-emitting materials and finishes, water efficient fixtures, appliances and landscaping, a strong emphasis on the use of both locally manufactured and high recycled content construction materials. An aggressive waste management plan ensures that the majority of materials leaving the site are recycled.

The South Group’s overall goal is to create a mixed-use, environmentally sustainable, pedestrian-oriented, eclectic and compelling South Park neighborhood, with an atmosphere that engages the street to create a neighborhood rather than a series of developments.
